Across the Okanagan, 4,838 active listings met 1,500 sales over 90 days (about 500 a month), leaving roughly 9.7 months of inventory; sold homes closed at 97.0% of asking in 51 days. Per square foot, apartments lead at $432 against roughly $378 for detached and townhomes — smaller, land-light footprints — even though their total price is far lower. Read $/sq ft as the mix-robust momentum gauge and the segment medians as the price you would actually pay.
