At 7.4 months of inventory, the neighbourhood sits on the buyer's side of balanced, a little tighter than the 7.8 across Kelowna as a whole. Negotiation has been modest rather than deep, with a median sale-to-list ratio of 97.7% over the past 90 days, slightly firmer than the city. What stands out to me is where buyers are landing: the largest share of sales fell between $750,000 and $1,000,000, yet only a small slice of the homes for sale now are asking in that band.
