A resort first, a neighbourhood second.
Big White sits on the western edge of the Monashee Mountains east of Kelowna, about 64 km from downtown by Highway 33 and Big White Road, roughly an hour’s drive in good conditions. It is not part of the City of Kelowna: the resort lies in Electoral Area E of the Regional District of Kootenay Boundary, which is why its rules on rentals and taxes differ from the city below.
Most of what trades here is resort property: apartment condos and townhomes in and around the village, chalets on the slopes, and building lots. Buyers come from close to home and from far away: the Okanagan and the Lower Mainland lead, with Calgary close behind, then Ontario; international buyers, Australians and Britons especially, are a smaller but steady share. Many buy for their own ski weeks and rent the rest of the season.
At elevation the questions are practical: snow load and roof design, winter access and parking, what the strata maintains and what it charges for, and how a building handles rental guests. Scott’s background in municipal engineering and GIS means those get answered from the documents before an offer, not after.
BEFORE YOU BUY
Four things that set a Big White purchase apart. Confirm each one for the specific property.
01
Nightly rentals
Land inside Big White’s mapped Resort Accommodation Area is exempt from the province’s principal residence requirement for short-term rentals. Whether a unit can rent nightly still depends on where it sits on that map and on its strata’s bylaws.
02
Speculation and vacancy tax
Big White is not on the province’s list of speculation and vacancy tax areas, unlike Kelowna, West Kelowna and Lake Country. Rules can change, so it is checked again at the time of purchase.
03
Strata and bylaws
Most resort homes are strata titled. The bylaws, the rental rules, the fees and the contingency reserve shape both the cost of owning and what the property can earn, so they are read in full before subjects are removed.
