THE NUMBERS
Close on price, different in daily life.
A typical single-family home in Greater Toronto and one in the Central Okanagan now sit close together on the benchmarks above, so most GTA sellers should not plan on a large equity windfall. Where you sell matters more than the region-wide figure: in TRREB’s October 2026 figures, the single-family detached benchmark ran from about $800,000 in Simcoe County to about $1.42 million in the City of Toronto. That is worth working through before you set a budget here.
On everyday costs, Statistics Canada’s Market Basket Measure shows a basic budget for a family of four in BC’s mid-size cities, Kelowna among them, running about 6% below Toronto’s in 2025. What changes most is the day to day: Okanagan Lake in town, Big White 55 minutes away and more than 40 wineries in and around Kelowna.
CULTURE
Kelowna is not Toronto, and that is the point.
Kelowna does not have Toronto’s institution density. If that is non-negotiable, it is an honest conversation to have early.
What it does have is a real cultural scene: performing arts, galleries, a serious food scene built on local wine and produce, and a professional community anchored by UBC Okanagan and Kelowna General Hospital.
