OKANAGAN NEIGHBOURHOOD GUIDE
Okanagan Lake frontage, vineyards and orchards on the northwest shore.
LAKE COUNTRY NORTH WEST
Lake Country North West takes in Carr's Landing and the north end of Okanagan Centre, the Okanagan Lake shoulder of the district, where vineyards and orchards run down toward the water and view acreage still sits about twenty minutes from the airport.
This is lakeshore and working agricultural land in the same breath. Carr's Landing anchors the northern shore, with Okanagan Centre carrying south along the water: west-facing Okanagan Lake frontage, established estate wineries along the Scenic Sip Wine Trail, and orchards on the benches above. Homes range from lakefront and view acreages to orchard properties, at a quiet, rural pace that is still an easy run to Kelowna International Airport and UBC Okanagan. This guide brings the area's market, homes and lifestyle into one view.

Active and sold market data from the Association of Interior REALTORS MLS, as of October 21, 2026. Sold figures are totals and medians of residential sales that closed in the last 90 days; medians are shown only with 5 or more sales. Residential only (houses, apartments, townhouses). Months of inventory requires at least 6 closed sales in the window to be meaningful and reads N/A below that.

SCOTT’S MARKET PERSPECTIVE
Demand in Lake Country North West is holding steady while supply thins. There were 27 sales over the past 90 days, roughly level with the same 90 days last year, but new listings fell 35.6% across that same comparison. That leaves the area at 5.4 months of inventory, squarely balanced and noticeably tighter than the 9.0 months for Lake Country as a whole. Buyers still have some room to negotiate, though not much: the median home sold at 97.2% of its final asking price over the past 90 days, a touch firmer than the municipality. Most sales land under $750,000, yet most homes for sale now are priced above that band, so current listings sit well above where buyers are actually transacting. Figures from Association of Interior REALTORS MLS data for the 90 days to October 16, 2026.
For sellers, pricing has to reflect the specific parcel. A true lakefront, a view bench and an interior orchard lot are three different markets, and they should not be priced from one another.
